During the late Spring as I may have mentioned, the housing supply

Was at a low that was comparable to the early 2000’s. We were successful in helping homeowners recover some equity through the Hot months.
 
According to Foreclosure Radar, Notice of Default Filings or NOD’s in Maricopa County which includes east valley cities such as Mesa Tempe Chandler and Gilbert  has risen almost 27% over the previous month.  While some penned up buying demand remains,
The numbers continue to indicate that the proverbial “foreclosure Log Jam” is starting to release. This news has created a buzz amongst homebuyers
Clambering for fresh REO Inventory. As for home sellers correctly positioned in the market this could mean opportunity to capture some of the buzz for themselves through the remainder of the fourth quarter

Competition between Investors and First time home buyers

Future competition is soon to be approaching the market as the holiday season ends, presents are gifted and the money is spent.  But all will make for a good tax season as it approaches.  People looking in: Chandler, San Tan Valley, Gilbert, Queen Creek will soon be able to execute there lives goals, with homes in The East Valley hovering in the 130’s.  It is a desirable market for first time home buyers.  On the flip this will also produce a good return on renters for the investors.  Which makes for a good competitive market where Real Estate Investors are competing with first time home buyers, and first time home buyers competing with investors.
